The intent of this project is to transform the old structure into a new, state-of-the-art, Class A office building. Originally a twelve-story concrete frame would be reused, with options to expand the floor plate size by creating bay projections and build usable space on the roof utilizing the Districts new Height Act Rulings. Currently at 322,500 gross square feet, the building can be expanded to approximately 335,709 gross square feet through these methods.
Beyond the expansion of office floor plates and usable roof development, the renovation and expansion includes: new façade treatment, a new central core and common restrooms, new elevators serving the building, new elevators and shafts to the parking levels, a new main lobby, all new building M.E.P. systems, new street- scape, and the addition of amenities including a fitness center and shared roof terrace. The repositioning of the building pursues a USGBC LEED Core and Shell certification, with the goal being to achieve a level of Gold.
